Finishes
Finish choices for a new driveway
The surface is the part you see every day. It does not fix a soft base, a bad slope, or an apron that ponds at the gutter.
This is an independent referral guide. It connects homeowners with independent providers and may receive compensation. It is not a licensed contractor and it does not do the work.
Pick the surface after the structure is settled
Homeowners often start with a photo of a color. Start instead with the base, the slope, and the joints. Then choose a finish the provider can place well in the weather you actually have. Inland Vista afternoons get hot. A finish that is sensitive to sun and wind needs a crew that plans the pour, not a promise from a website.
| Finish | What you see | What to ask |
|---|---|---|
| Broom | Fine texture lines and more grip | Which direction the broom runs, and how steep the slope is |
| Exposed aggregate | Stone showing at the surface | Stone size, and whether anyone plans to seal it |
| Integral color | Color mixed through the concrete | Whether the color is through the slab or only on top |
| Stamped pattern | A pressed pattern | Slip when wet, joint layout, and any association rule |
Association rules and older streets
Shadowridge is a large planned area in southwestern Vista, and individual villages can have their own associations. A finish that is fine on one street can be restricted on the next. Downtown and Vista Village houses are often older, with narrower side yards and a sidewalk close to the slab. A heavy stamp pattern can look out of place and can be slippery on a short, steep apron.
Ask for a sample you can see in daylight, and ask what the surface needs after the first year. This guide does not sell sealer and does not claim one finish lasts longer than another on every lot.

Questions on this service
Will a darker color hide cracks?
No. Color does not stop cracking. Joints, thickness, base, and how the slab is cured matter more than the shade.
Can an association reject a finish?
Some Shadowridge villages and other planned communities have architectural rules. Ask the association before you fall in love with a stamp pattern or a color. This site does not have those rulebooks.
